What sort of people or professions do you need on your team?
Well, it depends on what you are doing.
When you buy a property you need the buyers agent, a solicitor/conveyancer and a finance broker. You can do without the buyer’s agent but he will find a good property for you quickly and that is worth a lot. The finance broker will make sure you get a loan that fits what you intend to do with the property. The solicitor/conveyancer makes sure the legal parts around the contract and purchase are correct. I prefer a solicitor to a conveyancer. To me the conveyancer is really just a cheap solicitor. And don’t go cheap when it comes to property transactions. Way too much money is involved.
What are you buying the property for? Buy-and-hold, renovation and hold, flipping, development etc?
The buy-and-hold required a good managing agent to let the property for you and to manage it day-to-day.
If you are doing renovation or development you need a whole host of other professions/trades involved. How about architects, draftsmen, surveyors of different kinds, town planners, builders etc. If you have a good team in place you do most of your work by talking to these people on the mobile or via email. You lead – They do they work! This makes for a good project.
